Our Service Guarantee
1. Your home will appear on the Ulster County MLS system within 48 hours of placing the listing with our company.
2. Your home will be advertised in the local homes magazine during the listing period.
3. You will be entitled to an Open House during the first 3 months of the listing period and your home will be advertised in the appropriate publication for the open house.
4. If you wish, a Talking House unit will be installed on your property within 36 hours of accepting the listing agreement, allowing drive-by prospects to hear a broadcast message about the features of your home 24 hours a day.
5. A virtual tour (slideshow) will be prepared and placed on MLS, Realtor.com and made available for all IDX enabled broker websites within 7 days of the start of the MLS listing agreement.
6. If Looking Glass Realty, LLC fails to perform any of these promises within the time frame specified, Looking Glass Realty, LLC will pay you a onetime guarantee award of $500.00 and correct the situation.
7. If you are disappointed with our effort to sell your home, you may request that we conditionally release you from the listing agreement, just tell us why. We will give you a conditional release, freeing you to list with any other broker.
Preparing Your Home for Sale

Garage Sale Time
Now is a great time to get rid of all those unnecessary things you accumulated - things you no longer want or need - and bring in a little extra cash at the same time.
A garage sale is not hard to prepare for and can be fun! Enlist the help of the whole family in organizing and pricing your merchandise. Perhaps you could arrange a joint sale with a few neighbors. Advertise the sale in your local paper and with signs placed around the neighborhood. Be prepared to bargain and drop prices, if necessary, to clear out your inventory. Make arrangements with a local charity to collect all the leftover items after the sale.
Staging
Most sellers want to know, how I get the most money for my home. Well here it is! If you are selling chances are you are buying. When you view homes for sale what is it that turns you on and off to a home. Make a list! These are the same things that a potential buyer of your home will consider.
Color - Do the colors in a home affect your decision? There is nothing that affects a buyer more immediately then personalized colors. Repaint in light soft tones, off whites, tans and neutrals work best. Remember the more light the bigger a room looks.
Clutter - Does a messy or unkempt room turn you off. Everything has a place, put it there. If you do not know where to put the item, remove it from the home. You should minimize your personal items. Be organized and neat!
Cleanliness - If a home is not clean how does this affect your impression? Do you think the home has been well maintained? If the present owner doesn't clean how much work has been applied to the maintenance care of a home? Clean and paint, replace floors that appear worn, rugs that cannot be cleaned. The potential buyer will deduct from their offer if these things need to be done and their deduction will be greater than the cost of doing the job.
Flow - Make sure the flow in the home is friendly. Remove any object that is obstructive, in the way of walking thru the home. It may be a great piece, but if you cannot walk around it without it being an obstruction it has to go. Minimize your stuff. It’s the home and the space you are selling, the buyer doesn't care about your stuff.
Light - So important. No one wants a dark home. Open all curtains and shades, (clean the windows if needed). Do not use cozy warm lighting, it is dark and will hinder your sale. Replace poor lighting, add lighting were it is needed. Make sure all your areas are bright and inviting when a buyer comes to view.
Fail to address these 5 items and your home may sit on the market and/or sell for less. How you live in a home is not the same as how you sell a home. A home needs to be staged. Staging will be an inconvinence for you but it will help sell your home faster and for more money. You need to remove all personal items, minimize the furniture showing the space. Colors should be neutral, light colors are best. Open the drapes, turn on the lights, light makes a space look larger. The home should look like a model home, the buyer needs to imagine their stuff in the room, not yours.
Tax Deductible Moving Expenses
Many of the expenses connected with moving may be tax deductible, if the move is job related*. Some of these include:
The cost of moving your household goods.
Expenses incurred while house-hunting.
Travel expenses during the move for you and your family.
The cost of meals and temporary lodging for up to 30 days after you get the new job.
The expenses, of selling your house and buying a new one.
To substantiate your claim, keep an accurate, detailed account of your moving expenses, including all receipts.

Special Care for Pets & Plants
Moving companies are not allowed to handle the shipment of pets, so you will need to explore your alternatives.
Shipping animals by air is the fastest and most convenient method. Most airlines are familiar with the care and handling requirements of animals.
If you must take your pet with you in the car, call ahead to make sure pets are allowed at your overnight stop. Check with your veterinarian for hints that could make the trip more enjoyable for both you and your pet. Before moving, be sure licenses and all vaccinations are up-to-date.
House plants do not travel well in the dark interior of moving vans. Plants are difficult to pack and may have to survive several days without light and water. Moving companies will not guarantee the condition of plants that are shipped and some states will not allow you to bring plants across their state line due to the possible transportation of harmful insects or diseased vegetation. Check ahead before bringing plants with you to ensure that you will be allowed to cross state borders with them.
